ZERO Tolerance Policy & Professional Security Team
We have a ZERO tolerance for any violence, assault or crimes against others. We have a full-time security staff on both Beach City and Campus 880 with a 24/7 security line. We utilize an on-site security manager, an outside security company for patrols and have a team of tenants who are also assigned to keep an eye out for the property and tenants. Additionally, we maintain a relationship with and encourage the local law enforcement to routinely visit and drive through the property. 

Tenant Disputes
Whenever we hear about serious disputes between roommates, we set up roommate mediations where all roommates can be in attendance. We have seen positive results from mediations, as the tenants appreciate a chance to let their side of the story be heard. Although if these efforts don’t work, we explore relocation to remedy presented conflicts.  

Policy 180
Our team of professionals is here to help all of our tenants, but not by spending the vast amount of their time dealing with the troublesome ones. If we have tenants that are assaulting others or damaging property, we explore disciplinary actions, including eviction. To be clear we DO NOT enjoy evicting people, but we will do what needs to be done to better our community. Although most of our tenants are students, we expect all of them to accept responsibility for their actions. 

Judicial Process 
We offer Santa Barbara’s first student judicial process for student housing. If any tenant is found to be in violation of their lease, they will be asked to attend a hearing in which we explain how the lease was violated along with the options available to remedy the violation. In the meeting, the tenant has the opportunity to explain their perspective and we aim to conclude with a clear understanding from all parties. In most situations, tenants are unaware of the consequences of their actions, although they quickly come to realize their wrongdoing once the judicial hearing facilitator explains that their rights do not allow them to infringe on others.  

Approximately: 
- 80% of all tenant judicials are resolved in just one hearing  

- 15% of all tenant judicials are resolved within two hearings 

- Only 5% of all tenant judicials result in disciplinary action  

Ride Share Vehicles
We are proud that we host the first Zipcars in the city. That means you can drive around in a new car, while not paying for gas, insurance, or parking. The only thing you would pay is $8.00-$10.00 per hour that includes gas! This is in line with our desire to reduce the carbon footprint of the property and increase sustainability.

Yelp Reviews
We take pride in our services but know that it will not always be reflected in social media reviews. Most of the critical reviews on Yelp come from tenants who were disciplined and were dissatisfied with the outcome. Our first priority is the safety and enjoyment of our tenants, and we are willing to enforce our policies to ensure that outcome. Even on Yelp, we have far more positive reviews, which highlight our commitment to safety and the positive living environment we offer. Those reviews are not promoted on Yelp, as we refuse to pay the monthly $500 to $700 (per location) that they charge to have negative reviews removed and positive reviews highlighted. As such, we live with our Yelp reviews, both good and bad.

If you look at the reviews left for us on Google, you will see a much better example of our five-star and written reviews, which show what we offer our tenants. Any of our tenants are always welcome to reach out to us for any reason, we are here to help. Being proactive with communication allows us to resolve any issues early, before they can negatively impact others. We are always willing to listen and learn, so we can constantly improve.
